We recently had the pleasure of working with Linda Clark and Stuart Wilson as they represented their buyers in a purchase transaction. Because of their extensive networking skills, diligence and ear to the ground approach, they were one of the first agents to preview a home we had coming on the market for their clients. They had out of town clients who can only make it into town on occasion so their being able to preview the home and communicate its virtues proved to be a huge convenience and advantage for their clients. After they determined that the property was a possible fit, they arranged for their client to have a pre-market private showing with the clients’ architect and contractor so that they would be in a position to make an informed decision come the time when it hit the market. We mention this because it was their selling skills and “gentle but firm” persuasion that caused us to spend additional time and also inconvenience the sellers to allow this access to the house. They absolutely convinced us that this client would be a buyer for the house and that this additional access would make the difference from his making and offer, to not. This additional time for due diligence was exactly what the buyer needed in order to put forth the best possible offer with the level of comfort that all of the numbers worked.
The situation became extremely competitive. In the end there were 7 offers. Linda and Stuart negotiated with us for the opportunity to present the offer in person and then strategically positioned their offer presentation to be the last one to be submitted. This extra step made the difference for their client’s offer to be one of two the sellers chose to work with. Not only did we, as listing agents, feel that we knew the clients and their motivations, the energy and thoughtful detail with which they presented the offer gave us the utmost confidence that Linda and Stuart were agents we wanted to work with. It actually resulted in our counseling our sellers to lean toward their offer. We all know how much our clients look to us for advice. The fact that an agent’s approach, personality and manner of dealing would make a difference in what would otherwise just seem like a numbers game has to be pointed out.
If we were buyers ourselves, we would not hesitate to enlist the services of Linda Clark and Stuart Wilson, they are true professionals with just the right balance of a firm position along with friendly warmth that can open doors that may otherwise be closed for their clients.
